Designing destinations where land ends

Islands  |  Floating architecture  |  Marinas  |  Waterfront hospitality

From island resorts to lakeside lodges, BACA designs leisure and hospitality destinations that embrace the water rather than retreat from it. Our work spans beach clubs, spas, wellness retreats and visitor attractions across the UK, the Middle East and the Indian Ocean.

Every scheme starts with the setting — tides, views, climate and access — so that guests feel the water from the moment they arrive, and the buildings stay resilient for decades to come.

Resorts

Coastal and island resorts designed around the view

We design resorts as complete destinations, from the first view on arrival to the quiet corners guests return to each day. Villas, suites and shared spaces are arranged around landscape, light and privacy, with clear routes for guests and discreet back-of-house for staff. Every decision balances atmosphere with operational logic, so the resort feels effortless to stay in and efficient to run.

Restaurants, bars and terraces at the water's edge

Restaurants, bars and cafés are often where a destination comes alive. We shape spaces around the food, the service and the mood, from relaxed all-day dining to intimate evening venues and rooftop bars. Kitchens, flow and seating are planned with operators from the outset, while materials, lighting and acoustics create memorable rooms that guests want to return to and share.

Spa
& Wellness

Restorative spaces shaped by water and light

Our spa and wellness spaces are designed to slow people down. Treatment rooms, thermal suites, studios and relaxation areas are arranged as a calm journey, with gentle transitions in light, temperature and sound. Natural materials and carefully framed views support rest and recovery, while practical planning keeps therapists, laundry and plant out of sight so the experience stays seamless.

Clubs

Beach clubs and marina clubhouses for every season

Clubhouses and beach clubs need to work from early morning to late at night. We design flexible venues that move easily between breakfast, family afternoons, events and evening entertainment, with lounges, pools, terraces and changing facilities that suit members and day guests alike. Strong identity, shade and comfortable circulation make them social anchors for the wider community or resort.

Eco
Retreats

Treehouses and cabins that tread lightly on the land

Treehouses, cabins and lodges offer a closer connection to nature without sacrificing comfort. We use lightweight structures, prefabrication and local materials to minimise disturbance on site, often lifting buildings off the ground to protect roots and wildlife. Interiors are compact, warm and carefully detailed, creating memorable stays in forests, hillsides and remote landscapes that are otherwise hard to build in.

02Methodology

The destination begins before you reach the shore

01  Arrival

Jetties, boat landings and first views are designed as part of the guest experience.

02  Stay

Rooms, spas and restaurants open to the water, on structures that adapt to changing levels.

03  Return

Low-impact, resilient design keeps destinations open, sustainable and worth returning to.
